Apartments, HOAs & property managers
Doorstep collection, curbside programs for townhome communities, and compactor and breezeway monitoring — run by a local crew you can actually reach.
Programs
Five nights a week, residents set a tote outside the door between set hours. We collect and take it to the compactor. The amenity residents notice every single day.
Priced per door, per month.
Individual cans rolled out the night before collection and returned the next day, community-wide. Ends the “whose can is that” problem and keeps streets clear.
Priced per home, per month.
Breezeway sweeps, valet area cleanup, bulk-item staging and compactor monitoring so overflow gets caught before a resident photographs it.
Scheduled or on-call.
Why owners switch
They’re about nobody answering the phone. Here’s how we’re set up differently.
Time-stamped photos of missed or non-compliant units, delivered in your service log. No he-said-she-said with residents.
You get a person in Charlotte with a cell phone, not a national dispatch line and a ticket number.
$1M general liability, background-checked, uniformed and badged. Certificates on file before day one.
Per-door billing that reconciles against your unit count. No line items nobody can explain.
Onboarding
1. Walk the property. We come out, count doors, look at compactor placement and breezeway access, and find the things that make a route slow.
2. Proposal in 48 hours. Per-door rate, service nights, hours, and what’s included in writing. No moving numbers later.
3. Resident rollout. We supply the door hangers, tote specs, and a resident FAQ your office can send out as-is.
4. First night. Supervisor on site, and again for the first week, until the route is clean.
Common questions
Per door, per month, on a rate that depends on unit count, service nights and property layout. Most communities in this market land in the standard per-door range for five-night doorstep service — we’ll put your exact number in writing after the walk.
Either. Most communities bill it back to residents as a mandatory amenity fee, which makes the program revenue-neutral or better for the property. We’ll show you both structures.
Non-compliant setouts get a photo and a door tag, and the incident lands in your log. We enforce your policy — we don’t invent one.
Yes. We can supply branded 13-gallon totes with lids at rollout, or work with totes you already have.
That’s the porter add-on. Nightly or a few times a week, we clear the pad, stage bulk items and flag when the compactor needs a haul before it becomes a photo on a review site.
Send us your unit count and we’ll come walk the property. Proposal within 48 hours of the walk.
